Aile Truong, Escrow Officer
Aile has been with us for more than 10 years and she has been in the escrow business over 18 years. She works so hard that we call her “24/7”. Aile speaks fluent Vietnamese and Cantonese.  Peggy Liao is her Mandarin/Taiwanese speaking assistant.

Doreen Chan, Escrow Officer
With over 20 years experience under her belt, Doreen is a meticulous and precise Escrow Officer, a perfectionist whose files are a joy for management and auditors to review. Doreen speaks Mandarin and Cantonese. Like the rest of the Escrow Officers she works long hours and puts herself at her clients’ convenience, even after hours and weekends.

Emilia Ochoa is a veteran Escrow Officer,one who has been in the business for over 36 years. She has worked with Juliana for more than 20 of those years. She is one of the few Escrow Officers in the San Gabriel area who specializes in mobilehome escrows. Emily speaks fluent Spanish.

Juliana Tu is the Escrow Manager and has 34 years of experience in the industry. As the Escrow Manager, she oversees the escrow processing for all Escrow Officers and their units. She speaks English and Mandarin Chinese.

She is professionally designated as a Certified Senior Escrow Officer (CSEO), Certified Escrow Officer (CEO), Certified Bulk Sale Specialist (CBSS) and Certified Escrow Instructor (CEI).

She is also very involved with the California Escrow Association at the regional and the state level. With her busy schedule and heavy work load, she is grateful for the members of her unit – Rebecca Barasorda, CET (Certified Escrow Technician) , Mario Artiga and Leslie Anzaldo.

Karen Suzuki is our newly minted Certified Escrow Officer after passing her exams with the California Escrow Association. She has over 23 years of escrow experience and she is truly a “Short Sale ”specialist. All of us in the company go to her when we have questions.

Leslie Anzaldo, Escrow Assistant. Leslie comes to us with an extensive background in handling and coordinating Short Sale transactions for real estate offices. She already has the background in the ins and outs of real estate. Her transition into the escrow industry has been natural and smooth. As Short Sales are such a prevalent part of our business, her expertise has made her a valued member of our staff.

Mario Artiga, Escrow Assistant. Mario joined Viva Escrow in 2012 as assistant to Juliana Tu. With his previous background in other escrow companies Mario brings experience and professionalism the minute he came on board. In addition, his fluency in Spanish makes him a perfect complement to the other staff members in Juliana’s unit and the company as a whole.

Peggy Liao, Escrow Assistant. Peggy joined Viva in 2002 as an IT coordinator. She later decided to give escrow processing a try and she successfully made the switch. She has been doing escrow processing for the last 4 years and is Aile’s right hand person and a fast learner. Peggy speaks fluent Mandarin and Taiwanese.

Rebecca Barasorda, Junior Escrow Officer.  Prior to joining Viva Escrow, Rebecca worked as a loan processor at a mortgage company for 5 years. In advance of the real estate industry’s downward slide, she put her best foot forward and with confidence in her capabilities, she joined Viva Escrow in 2006 starting as an Escrow Assistant.

In the six years that she has been with Viva Escrow, she has handled many types of transactions from refinance to sale escrows to reverse mortgage escrows for different types of property – residential, commercial/income properties and vacant land. In May of 2010, she passed exams given by the California Escrow Association that proclaimed her a Certified Escrow Technician (CET). In conjunction with this professional designation and in recognition of her professionalism and knowledge, Viva Escrow promoted her to the position of Junior Escrow Officer.

Infinite patience, great customer service and a clear head for details are some of the qualities that make her exceptional in her job.

Fluency in English, Cantonese, Malay, and Mandarin also make her very popular with her clients. She has been practicing Spanish to add to her linguistic repertoire.

Sharon Lan, Certified Escrow Officer has been with us, on and off, since 1999. She started as an assistant to Juliana, until she developed her own clientele and established her credentials firmly in the field. She also passed comprehensive exams which gave her the professional designation of Certified Escrow Officer (CEO).  Sharon speaks fluent Cantonese.
